Upon request for an estimate on an Oracle Platinum Homes Design we will:

  • Work with you to find the best possible design for your proposed Land Site, wish list & budget.
  • Consult with you to prepare any plan modifications
  • Carefully explain our Standard Inclusions
  • Consult with you to prepare any amendments to the Standard Inclusions
  • Work through any applicable covenants relating to your proposed Land Site so they can be factored into estimate
  • Arrange to meet onsite if the block is accessible
  • Prepare an obligation free estimate based on the above
  • Carefully explain our Process from initial Deposit to Settlement.

Preliminary Stage

Upon payment of your Preliminary Deposit we will arrange:

  • Arrange a Site Inspection of the Land – by Construction Supervisor, to identify any potential unknowns.
  • Arrange a Soil Test
  • Arrange a Contour Survey
  • Arrange a Preliminary Draft of the Home (includes Site Plan / Floorplan & Elevation)
  • Arrange a Desktop Pre-Site Assessment by our Private Certifier

Please note Preliminary Deposit amount differs per State. QLD $1500, NSW $2000

Once the above have been completed (if applicable):

  • New Home Tender – factoring in the results of the Soil Test / Contour Survey (if available). This is your opportunity to minor adjustments to your Plans & Inclusions. A further deposit of $1500.oo will be payable at acceptance (sign off) of your NEW HOME TENDER.

Contract

Contract Stage

Upon acceptance of your New Home Tender & payment of the $1500 outlined above we will:

  • Produce your Full Working Drawings and HIA Fixed Price Building Contract.
  • Produce an Invoice for payment of the Balance of the 5% Deposit (Less $3000 Already paid)
  • Once these are signed and returned to the Office we will execute the contract and send a copy to yourself and your broker electronically if required
  • Upon payment of the 5% invoice we will then prepare to lodge to the applicable council for building approval
  • At this stage we require proof of land ownership ( Rates notice or equivalent)
  • We will lodge plans for covenant approval if applicable
  • A colour selection appointment will then be made for you to complete your colour selections (Colour Room located at Underwood & Toronto Open 9-5 Monday to Friday)
Contract Stage
Council

Building Approval Stage

  • We will then lodge documents for Building Approval
  • You will approve any post contract variations
  • Once approved you will be given council stamped plans to give to your lender
Construction

Construction Stage

  • An authority to commence construction is required from your lender giving authority to draw down on your Loan
  • Construction Commences

Stage Payments are as follows:

Deposit 5%
Slab 10%
Frame 15%
Enclosed 35%
Fixing 20%
